Shiny Pennies
In my continuous quest to bring my customers the most up to date market information; in this current market distressed properties that are bargains, I am changing the format of this Shiny Penny section.
My reasoning is as follows:
- As more buyers are gaining the courage to come into the market, it is more imperative than ever to move on properties that interest you quickly and efficiently. The daily monitoring is still taking place, but with the large amount of work I have I am not able to keep up with the demands of those 'buyers' either using me for information or whom fall into a category I call the 'woulda, shoulda, coulda's'. You know, they would have invested some odd years ago in something that is huge today, they certainly should have, because they could have at the time.
- I feel a more efficient and personal approach would better suit all involved. This new process will enable the bargain hunter to have more control over the specifics of their investment criteria, I will have more control over building a business relationship and showing the value I will add to the transaction life cycle, and in turn both parties will benefit from the efficiency and loyalty of this new process.
- I am extremely good at what I do, and bring an abundant amount of knowledge to the table. Not just, 'Oh what nice flooring', but so much more that buyers can benefit from. In addition to knowing the specifics of the buildings, what will hold resale value, what questions to ask the management company, how to deal with banks or their representatives in short sales and foreclosures, my sphere of influence whom I have built over the years through monitoring their quality of work, my ability to help with rentals and property management, my knowledge of the importance of contracts (get it in writing) and escrow, my ability to get things done in a very competitive market and one that you must have the right team to be profitable, my knowledge as a board member (this is invaluable, ask me to explain when we talk), etc.
- With the above bullet point, comes the fact that I am confident that I will EARN your business. (i.e. I will work hard and intelligently to meet your purchasing needs, in return for a commission that the SELLER will pay).

What is your price range?
What number of bedrooms and bathrooms are you looking for?
Do you have a minimum and maximum square footage you are searching for?
What are other 'must haves' (parking, a pool, a bay view, an ocean view, oceanfront building, bay front building, allows pets of X pounds, etc.)?
What areas are you looking at (South Beach, Mid Beach, North Beach, Fisher Island, Surfside, Bal Harbour, Bay Harbor Islands, Sunny Isles Beach, Brickell, Midtown, North Bay Village, Aventura, or another area and please specify)?
What is the purpose of this purchase (investment, 2nd or vacation home, primary residence, some sort of combination of these)?
What is your method of payment, and if financing what percentage or dollar amount do you plan to put down?
If you plan to pay cash, do you have proof of funds?
If you plan to finance, do you have a pre-approval letter?
What is your timeframe for purchase?
Do you currently have any plans to be in the area, and if not are you willing to make plans to view properties?
Are you familiar with short sales, REO's, and a regular transaction and the differences amongst these?
Are you working with another Realtor?
Once I have this information, I will immediately begin to work on finding property that will meet your needs, or notifying you if I honestly feel that your expectations for what you are looking for compared to your price point is not feasible. I often like to setup an initial teleconference because I feel this is the most efficient way to accurately relay a lot of pertinent information when beginning your search; and it gives us a good opportunity to introduce ourselves and talk a bit about the local market in general and set a solid foundation for moving forward.
